The Property

A Landmark With a Different Future.

1 North occupies a prominent corner at 1 N Main Street in Downtown Mount Clemens. Originally built as a bank nearly a century ago, the building has architectural scale and character that conventional commercial space cannot easily reproduce.

The opportunity is not to erase that identity. It is to make the building work for modern users while preserving the features that give it value: the original banking hall, multiple street frontages, tall windows, distinctive details and a highly visible downtown address.

The Owner’s Challenge

A distinctive former bank brings valuable architectural character, but its original layout was not designed around today’s retail and commercial users. The central decision is how to adapt the space without removing the qualities that make the building memorable.

The Strategy

Preserve the Character. Improve the Use.

The current repositioning strategy combines physical improvements with a clearer leasing and property-marketing story. Interior and exterior work is focused on restoring historic character while creating flexible commercial spaces that can support retail, restaurant, service and destination-oriented concepts.

Rather than treating construction, leasing and marketing as separate assignments, the project is being positioned around how the completed spaces will function for future occupants and how the building should compete in the Downtown Mount Clemens market.

How the Approach Connects

Physical improvements, leasing and presentation are being considered together. Prospective uses help guide how space is configured; historic features help shape how the property is marketed. This is an active repositioning effort, so completed leasing and financial results should not be assumed.

Work in Progress

The Building Is Changing Without Losing Its Identity.

Current Status

An Active Repositioning — Not a Finished Story.

1 North is currently being repositioned and marketed for new users. Retail and commercial opportunities of approximately 1,000 to 5,000 square feet are being offered, with asking rates starting at $18.00 per square foot annually.

The important result at this stage is a clearer market position: a historic downtown property being intentionally prepared and marketed around its architecture, visibility and flexible commercial potential.
